Interior cleaning is judged on what you can see. Exterior cleaning is judged on what has been quietly accumulating for two years while nobody looked up. In a climate like the Lower Mainland’s, that accumulation is mostly organic, and it does not brush off.

This guide covers what exterior cleaning actually involves on a Metro Vancouver property, which surfaces need which method, and when in the year the work is worth booking.

Why Exteriors Weather Differently Here

Most of North America deals with exterior dirt. The Lower Mainland deals with growth. Long wet winters, mild temperatures and heavy tree cover produce conditions that moss, algae and lichen find close to ideal, and they establish on anything that stays damp.

North-facing walls hold it longest. So do surfaces under overhangs, behind hedges, or shaded by the conifers that come as standard in a lot of neighbourhoods. On a north-facing driveway in a treed street, the green film that appears every winter is biological growth, not dirt, which is why sweeping it does nothing and why it returns faster each year once it has a foothold.

The practical consequence is that exterior work here is less about washing and more about killing and removing growth, then slowing its return. Homes in heavily treed areas such as Maple Ridge, North Delta and Coquitlam tend to need it on a shorter cycle than exposed properties on open ground.

Pressure Washing and Soft Washing Are Different Jobs

This is the distinction that causes the most expensive mistakes, so be clear on it before anyone points a wand at your house.

Pressure washing uses high water pressure to strip material off a hard surface. It is the right approach for concrete driveways, sidewalks, paving stones, and most masonry. These surfaces can take the force, and force is what shifts embedded moss and ground-in grime.

Soft washing uses low pressure combined with a cleaning solution that treats the growth, then rinses. It is the right approach for siding, painted surfaces, stucco, wood, roofing and anything with a seal or coating you would rather keep.

Putting a pressure washer on vinyl siding is how water gets forced behind panels and into wall assemblies. On cedar it raises the grain and strips the finish. On stucco it can take material off. Damage from over-pressuring is usually not visible on the day, which is the problem, because it shows up later as staining, rot or failed paint.

Any provider quoting exterior work should be able to tell you which method they intend to use on each surface, and why. If the answer to every surface is the same, that is worth a follow-up question.

Driveways, Sidewalks and Walkways

Hard ground surfaces are the most common exterior request we get, and usually the most satisfying, because the contrast is immediate and obvious.

Concrete and paving stone both take pressure well. The variables are how long the growth has been established and whether anything has stained the surface underneath, since oil, rust and tannin from leaf litter behave differently to organic growth and may not lift with water alone. Older concrete that has never been sealed is porous, so staining sits deeper.

Paving stones need a lighter touch than they look like they need. Too much pressure blasts jointing sand out from between them, which loosens the surface and gives weeds somewhere to establish. Sand replacement afterwards is often part of doing the job properly.

Siding, Soffits and Trim

Siding is where soft washing earns its place. The goal is to clear the green and grey film that builds on north and shaded elevations without driving water into the building envelope.

Soffits and fascia collect more than people expect, particularly under trees, and they are the surfaces most visible from the street once the walls are clean. Cleaning the walls and leaving the soffits is an obvious half-job.

Gutters sit adjacent to this work. Clearing them is a separate task from washing the exterior, but on a treed property the two are usually worth scheduling together, because there is no sense washing a wall that is about to have an overflowing gutter run down it.

Windows, Tracks and Screens

Exterior glass is the surface that most changes how a property looks, and it is also the one most often done badly, because it is treated as a wipe rather than a system.

The glass itself is the easy part. What determines whether windows look genuinely clean is the frames, the tracks and the screens. Tracks collect grit, organic debris and standing water, and a window cleaned without them looks fine until it rains and the dirt runs back down the pane. Screens hold a surprising amount of fine material and need washing separately rather than being brushed in place.

Properties near water get an extra variable. Entrances matter disproportionately because they are what residents and prospective buyers see first, and because slip risk on a mossy walkway is a genuine liability issue for a strata council rather than a cosmetic one.

Commercial frontages carry the same logic with a customer attached. Sidewalks, entrance mats, glass and any outdoor seating are part of how the business presents, and in food service they attract residue that ordinary weather does not remove.
