In fifteen minutes you can go from a new tower at Burquitlam, to a large hillside home on Westwood Plateau, to a small character house in Maillardville that predates most of the region. Those are three genuinely different cleaning jobs, and quoting them the same way does not work.

The tower stock around Coquitlam Town Centre and Burquitlam has grown quickly alongside the Evergreen SkyTrain extension. Those suites clean efficiently for their size, with glass, balcony doors and open plan living taking most of the attention. Westwood Plateau sits at the other end of the scale, with multi level homes backing onto forest and golf course, where the number of rooms and staircases sets the pace rather than the floor plan.

Maillardville holds the oldest stock in the city, and those houses often keep original wood and fixtures that need a lighter touch than a modern finish would tolerate.

Coquitlam is one of the larger cities in Metro Vancouver and one of the least uniform. It has absorbed a decade of tower construction along the Evergreen SkyTrain extension while still holding hillside executive housing, postwar family streets and the oldest francophone settlement west of Manitoba. A cleaning company that treats it as one market gets the quotes wrong most of the time.

One city, three very different housing markets

The practical way to think about Coquitlam is in three layers. There is the high density core around Lafarge Lake and Burquitlam, where the stock is almost entirely towers and newer townhomes. There is the hillside, dominated by Westwood Plateau and Eagle Ridge, where houses are large and multi level. And there is the older flat ground through Austin Heights, Ranch Park and Maillardville, where the housing is mostly detached and mostly built between the 1950s and the 1980s. Each layer prices differently.

Burquitlam and City Centre: towers on the Evergreen Line

The SkyTrain extension changed this part of Coquitlam faster than anything else in its history. The suites that came with it are efficient to clean, because compact layouts mean less floor to cover and fewer rooms to reset. What takes the time is glass. Floor to ceiling windows, balcony sliders and open plan kitchens sit in constant view, so marks show immediately. Building access is the other variable, and we work with concierge desks and loading bay bookings where a tower requires it.

Westwood Plateau: big homes, more levels, more rooms

The Plateau is the opposite proposition. Homes here commonly run three levels with four or more bedrooms, multiple bathrooms and a staircase joining every floor. Many back directly onto forest or the golf course, which brings needles and damp to the entries and decks. The determining factor is simply volume. More rooms means more surfaces, more bathrooms means more detail work, and an honest quote reflects the count rather than a square footage band.

Austin Heights, Ranch Park and Maillardville: the established streets

These are the neighbourhoods that carry Coquitlam's history. Austin Heights and Ranch Park are solid postwar family housing, much of it renovated at least once, which often means modern kitchens attached to older bones. Maillardville is older again and more distinctive, with small character homes that still hold original wood, tile and hardware. Those surfaces do not respond well to aggressive products, so we work gently and allow more time rather than forcing the pace.
