Delta is one municipality made of three places that have almost nothing in common, and North Delta is the one most people actually mean when they say they live in Delta. It holds the bulk of the population, it sits on high ground rather than reclaimed floodplain, and it feels like a suburb rather than a village or a beach town. Cleaning here follows suburban rules, not agricultural or coastal ones.
One municipality, three completely different places
It is worth being precise about this, because it changes what a quote should look like. Ladner is a flat historic farming village surrounded by working fields. Tsawwassen sits in a rain shadow on the coast, drier and sunnier than anywhere nearby. North Delta is neither. It occupies the upland ridge above the Fraser, it is almost entirely residential, and it is separated from Surrey by little more than Scott Road. A company that prices all three the same way has not looked closely at any of them.

The high ground holds the larger housing. Homes in Sunshine Hills and Cougar Canyon frequently run an extra level built into the slope, with walkout basements and living areas oriented north to catch the view over the river toward Richmond and the North Shore mountains. Those windows are the reason people buy up here and they are the surface that shows every mark. Mature landscaping is the trade off, keeping many of these homes in permanent partial shade.
Annieville, Nordel, Scottsdale and Kennedy Heights
Down off the ridge, North Delta settles into conventional family housing. Annieville along the bluff is the oldest part, with smaller homes that predate most of the surrounding development. Kennedy Heights and Scottsdale are largely postwar and 1970s stock, much of it renovated at least once, so modern kitchens sit inside older structures. Nordel bridges the two, closer to the highway and the bridge approaches. This is the part of North Delta where recurring service does most of its work.
Watershed Park, the greenbelt and what comes indoors
North Delta is greener than its density suggests. Watershed Park runs through the middle of the community and greenbelt threads between neighbourhoods, putting mature conifers within reach of a large share of homes.
