Surrey is the largest city by area in Metro Vancouver and the fastest-growing in the province, and it is not built like a normal city. Instead of one downtown it has six town centres, spread across a footprint that takes the better part of forty minutes to drive end to end. Cleaning a new tower unit beside King George Station and cleaning an acreage outside Cloverdale are jobs with almost nothing in common, and treating Surrey as a single service area is the fastest way to get a booking wrong.

Surrey City Centre and Whalley

The area around Surrey City Centre and King George Station has changed faster than anywhere else in the city. Highrise towers, SFU's Surrey campus, and a steady flow of new residential completions have turned what was a low-rise district into the densest part of the city. These units clean quickly per square foot, but building access is the real constraint: fob entry, visitor parking limits, and elevator bookings on move days. We confirm the building's procedure before the first visit rather than discovering it on arrival.

Guildford, Fleetwood, and Newton

The middle of Surrey is where most of the established housing sits: detached family homes and townhome complexes from the 1970s through the 2000s, larger than anything comparable in Vancouver and with more bathrooms per property. These are the bread-and-butter recurring bookings, and they generally land in the middle and upper flat-rate tiers because of the square footage rather than because of anything unusual about the work.

Cloverdale and the eastern edge

Out toward Cloverdale and Port Kells the lots get bigger and the housing thins out into acreages and semi-rural properties. Longer driveways, more entrances, more floor area, and in some cases outbuildings. Homes on this edge also pick up more field and road dust than the built-up parts of the city, particularly through dry stretches.

South Surrey

South of Highway 99, Grandview Heights, Morgan Creek, and Ocean Park run to larger, newer, higher-value detached homes, along with a good share of recent construction. This part of the city has its own page with more detail, but it is worth saying that South Surrey is one district of six rather than a stand-in for Surrey as a whole.
