House Cleaning Services in Vancouver, BC
Vancouver is really several housing markets stacked into one city, and the cleaning job changes with each. Downtown and Coal Harbour are dense glass towers with concierge desks and booked elevators. The East Side and Mount Pleasant hold century-old character houses, many carrying basement suites. The West Side runs to larger detached homes around Shaughnessy, Dunbar, and Point Grey. We quote by home size and ask what kind of building you're in, rather than pricing every Vancouver address off one number.
Whether you need a recurring weekly or bi-weekly clean, a one-time deep clean, or a move-out clean timed to a lease date, pricing is flat-rate by square footage and published on this page. No phone call required to find out what it costs, and no hourly meter running while our team works.

$25* + TaxRecurring vs. One-Time Cleaning
Recurring (Weekly / Bi-Weekly / Monthly)
Save 10 to 20% off the flat rate. This option is a good fit for busy Vancouver households juggling work, commutes, and family time; the home stays consistently reset between visits.
One-Time (Deep Clean or Move-Out)
Full flat rate, no ongoing commitment. This option is best for a first booking, a move-in/move-out anywhere in the city, or before hosting guests.
Move-Out Cleaning in Vancouver
Move-out cleaning is one of our most-booked services in Vancouver, and it is a different job from a regular clean. It is built around what a landlord or property manager actually inspects: oven and stovetop grease, the fridge interior, bathroom grout, window tracks, and baseboards, measured against the condition report signed at move-in.
Under the BC Residential Tenancy Act a tenant is required to leave a unit reasonably clean, allowing for normal wear and tear. A thorough move-out clean will not guarantee a legal outcome, but it removes the most common reason a cleaning deduction gets made in the first place, and we can provide photo documentation of the finished unit on request.
Timing matters more here than with any other service. A new tenant does not move their lease start date, so we book move-out cleans to a fixed date rather than a loose window. Vancouver turnover clusters heavily around the first of the month, so booking a week or more ahead is worth doing whenever the date is known.

Office, Strata & Commercial Cleaning in Vancouver
Alongside residential work we clean offices, strata common areas, and commercial spaces across Vancouver, including downtown and Coal Harbour. Commercial work is quoted differently from home cleaning: it is scoped by square footage, the areas covered, and how often the space needs servicing, and it usually runs as a recurring contract rather than a one-time flat rate.
Strata buildings are a large part of this. Lobbies, hallways, elevators, stairwells, parkades, and amenity rooms all fall under a strata corporation obligation to maintain common property, and councils generally want a written scope and a record of each visit rather than a general assurance.
Cleaning in Vancouver: One City, Several Housing Markets
Vancouver is unusual among Canadian cities in how sharply its housing stock changes from one neighbourhood to the next. A downtown one-bedroom in a 2015 glass tower, a 1912 character house off Commercial Drive, and a large detached home in Dunbar are three genuinely different cleaning jobs, not three sizes of the same one. That is the first thing our team sorts out before a Vancouver booking gets scheduled.
Downtown, Coal Harbour, and the West End
The dense core is almost entirely concrete and glass towers. These units clean quickly per square foot: open layouts, engineered flooring, in-suite laundry, few built-ins to work around. The complication is rarely the cleaning itself but building access. Fob entry, visitor parking limits, and elevator bookings for larger jobs are standard, and a crew unfamiliar with a specific building can lose a real chunk of a visit just getting in. We confirm access requirements when the booking is made rather than sorting it out on the doorstep.
The East Side and Mount Pleasant
East of Main, much of the housing predates the Second World War. Original fir floors, painted trim, clawfoot tubs, and single-pane windows are common, and they do not tolerate the same approach as a new-build condo. Too much water on old floorboards warps them, and aggressive descalers dull vintage enamel. A large share of these houses also carry a basement suite, which usually means two kitchens and two sets of bathrooms behind a single street address, so we ask about that before quoting rather than pricing off the listed square footage.
The West Side
Shaughnessy, Dunbar, Kerrisdale, and Point Grey run to larger detached homes on bigger lots, often with more bathrooms, more hard flooring, and more square footage per visit than anywhere else in the city. These bookings sit at the upper end of the flat-rate scale, and deep cleans here are more often scheduled seasonally than reactively.
Rain, and what it does to a Vancouver home
Vancouver averages more rain than almost any other major Canadian city, and the effect indoors is real: more tracked-in grit through the wet months, more condensation on older windows, and better conditions for mildew in bathrooms and closets that do not ventilate well. Bracketing the wet season with a deep clean, once in late fall and once in early spring, catches most of this before it becomes a persistent smell or visible mildew.
How pricing actually works here
Every rate on this page is flat, based on the square footage of the home and the type of clean, with recurring service discounted against one-time visits. There is no hourly meter and no requirement to call for a number. Where a job genuinely varies, such as post-construction cleanup after a renovation, that is priced as its own tier rather than folded into the standard rate.
What this means for booking
In practice, tell us the neighbourhood, the rough size, whether it is a house or a unit in a building, and whether there is a basement suite or building access to plan around. That is enough to quote accurately and to send a crew that arrives ready for the specific property rather than working from a generic checklist.
